How Does FPRE Represent Sellers?

Choosing to Sell

The success of a home sale hinges entirely on finding a buyer who is willing to pay a good price. At Fitzpatrick and Prince we approach this search with a lot of ingenuity, attracting people who will love the home and give good offers for it. Here is our strategy:

Goal: Clearly communicate the unique qualities and personality of the home to the buyer, so they will give a great offer for the home.

Every marketing decision we make stems from the home itself. We believe the key to successfully hooking a buyer is to properly understand the home we’re marketing. We ask ourselves questions like, “What is the particular atmosphere of the home? What makes it different from other homes? What is it like to live in the home?” We capture and communicate the answers to these questions in our marketing so the home jumps out at the right buyers from among the hundreds of listings.

The reason why we do this is because we believe a home is a lot more than walls and square footage. We humans have deep attachments to the spaces in which we live. People who are shopping for a home are wondering if a home will be a “good fit” for them. Will it match their lifestyle? Will it be a haven for them? Our goal is to help buyers see the full potential of the home. We want them to be able to easily imagine themselves living in it, and being happy in it.

Step 1: Put the creative team to work.

We care so much about representing a home well that we have an in-house professional design team. We use film and photography to capture the features of a home and emphasize its personality. After we have gathered all the footage and pictures we construct a polished marketing package that is uniquely suited to the home. We never end up with the same final product twice because each home is different and needs to be marketed accordingly. All this work allows the buyer to experience the home rather than just know some facts about it, thereby maximizing the home’s appeal.

Step 2: Introduce the home to the real estate market.

Home, meet buyers. We present the home to the online market by crafting a unique website, full of HD videos, beautiful photos, and descriptions about the home and neighborhood. We publish the home to all the major listing sites like Realtor.com, Trullia.com, Zillow.com,, Craiglist.com. We also spread the word about the home to all our followers and friends on our social network pages like Facebook and Twitter. For printed material, we custom design quality brochures and mailers that match the online marketing.

Step 3: Find the best offer.

Once potential buyers begin responding, one of our agents will guide the seller through the process of accepting an offer. We strongly believe in full disclosure to our sellers, and think that it is important to keep the seller involved throughout the entire process. We want the experience to go smoothly and painlessly for the seller, so we make sure we’re entirely dependable and consistently available to answer questions. Our agents work together as a team, sharing commissions, so competition does not interfere with the seller’s best interest. We also hold ourselves to high ethical standards, because we respect the sellers we represent.

If you have more questions about any part of our seller representation, feel free to call any of our agents. They would be happy to talk with you.
